Gentlemen:-You may use and occupy the building known as the Provo Theatre with the lot and Improvements thereon, at a monthly rent of One Hundred & Sixty Dollars ($160.) in Cash payable at the expiration of each month, and provided all the rent is paid, if you will pay me Eight Thousand (8000) Dollars at or before, the expiration of Twelve months from date hereof, I will sell and deed the same to you, that is to say 44 rods ground on the South West corner of Block 69 Provo City Building let survey with the Improvements.
